Moen tub / shower leak. Cartridge 1222.

I just had some tenants move out and I noticed the shower / tub Moen faucet was leaking. Little more than a drip. Since I don't live there I have no idea how long it's been leaking. I could ask.....but they did not leave on good terms.

I just assumed it was the 1222 cartridge. We have hard water in North Texas and I've probably replaced at least 10 of these over the years. Usually for no hot water. I really don't remember if I've ever had one leaking.

This particular cartridge was difficult to pull (using tool), but it was very difficult to reinstall. Again....still a leak. I then tried a 2nd new cartridge. This time an "aftermarket" Home Depot and got the same result. Even more difficult to install. Again, still a leak.

I used a toothbrush and clr to clean the inside of the valve body. I then noticed there's a burr or a scratch on the right side of the valve body just before the hole. This is about 1" into the valve body. (I figure I'm screwed) I then tried some 220 sand paper to clean the inside and I was able to make the burr a lot less noticeable to the touch, but it's still there. You can also see it with a flash light.

Now the cartridge slides right in, but still a leak. Also, when the tub is "on" I'm getting a steady trickle of water from the shower head.

Any "tricks of the trade" that I can try? I really don't want to tear into the wall & tile to get to the valve body, but I'm afraid that's my only option. And yes, I'll have a plumber install if it gets to that.

Thanks in advance for any suggestions. Even it's just confirmation of what I think I already know........

I have saved a couple by honing the valve body with a brake cylinder hone. Make sure to flush it really well when done and grease with silicone grease before installing the cartridge.

I was all prepared to try the honer....why not, it's already broke!! But I took a closer look at the valve w/ the help of more light and I think the area is too deep to grind out. It almost looks like a small 'chunk' is missing. I could try JB Weld but by the time I sand that down I can have a new valve installed.

I guess it's time to cut into the wall.
