Time for another 6 month maintenance on our Electric heater

We have the routine down now so no frustration or anxiety involved.

Move the furniture
Remove the wall panel
Drain the well pressure tank
Flush the pressure tank ( always some dirt / mud in the borrom )
Drain the 40 gal. heater ( Under 10 minutes with the 3/4 ball valve )
Remove the elements and vacuum out the sediment.
Install the new elements ( low density at the top & high density at the bottom )
Refill the tank & turn her on.

No real issues this time and the one year old anode appeared OK ..... and the amount of sediment was about half of our usual ( No explanation for it ) The only concern I have this time is the pressure in the well tank dropped about 5 psi over the 6 months.

On that... do you mean the air precharge? That is a pretty rapid loss of precharge air. Maybe your air pressure gauge changed, or maybe your pressure tank diaphragm is leaking.

Air precharge is measured and set with the water pressure zero. But if you do check air pressure while the water pressure is up, then expect the air pressure and water pressure to be about the same. This is only useful to compare calibrations.
