We have had this in our main bath for probably 20 yrs, and although known as troublesome, we have not had much trouble with ours. About 6 mos ago, it got so that the flush handle does not come back up after being tripped, and the flapper doesn't close, and thus water runs continuously. We are used to it, and just rotate it back up after flushing. However, when a visitor uses it, it usually doesn't return, and water runs continuously. What is the cause of this, and what has to be done to correct it ?

Have you tried to hang a lead fishing weight to the end of the trip lever to get it to lower after the flush lever has been raised to flush the tank? Also you can have a stiff rotor in the handle. Spray some silicone lubricating spray where the rod goes through the trip lever body next to the tank. Sometimes you can manually lift up and down and a little in and out on the lever to get rid of some of the rust/crud that is not allowing the lever to fall back in place. In other words, too much friction on the rod passing through the tank for the weight of the flapper to 'pull back down'. Increase weight on one end or loosen/free up the rotation.
