Yikes, Cut Joist/Toilet flange

Yikes again, Maybe the galvanized screws I bought won't cut it (I'll have to check), then again maybe the joist hangers will just rot off! It sounds like the key to break-down is moisture, hopefully I'll be allright as I am actually planning several moisture remediation projects. I'll have to get on that for this and other maintenance reasons. After all this bathroom is only a few feet off of a soil crawl space!

keep that crawl space dry, or jack up the house and dig a full basement under your house.
