Rule of thumb is 10-15 years. At 20 years you are well past its life expectancy. But the truth is no one knows for sure. But I've seen them go in 5 years and I've seen them last 25. Once I replaced a heater that was 50 years old and still in service. What I tell my customers after 10 years start...
