The plumber looked at it, and the pump was kicking off and on every couple of minutes, the gauge showing pressure of about 50 when it kicked on and 80 when it went off. There was no water running anywhere while it was doing this, and only took a few seconds to jump from 50 to 80.
The gauge looked old and was pretty rusty, but the documentation on the tank called for a 30-50 cycle.
He hemmed and hawed, called back to the boss played around and called me down and said the problem was the tank itself. He opened the pressure release valve at the top and showed that there was no air in the tank at all, meaning , he said, that the bladder was ruptured. The tank is about 15 years old.
The estimate is 1400 for new tank, gauge, switch etc.
Do I need a second opinion/estimate? Ive used this plumber before and they are reliable about showing up, but the jobs ive had them do havent been big enough to get back up estimates. This is NJ by the way.
We will be selling the house in a year or so, and my guess is that an inspector would give warnings about the age of this equipment.
