Zurn NR3 PRV Failure

I generally only get 3-5 years before I have to rebuild/replace,

I saved my old cartridges and took them apart, figured out why they failed.

Seems like the brass stem that holds the center oring is eroding away.

What water district ? We do love double union PRVs for the ease of swap-out. Re-build is borderline worthwhile. I've done rebuilds that didn't work with the rebuild kits multiple times, so, swap out is always on the table. Finding good deals on EBAY helps. I've also had more than two new in-box units that were defective.

A district in Southern California, this PRV is installed on a double union but has a high cost ($400-$600+) in 1-1/4 size so I typically rebuild for 1/5 the price.

Very simple design, some are more complicated and not worth it.

I have the same PRV 10 years I did rebuild once . I seldom rebuild but it was my own house I rather waste labor than money . Saturday I put a kit in a watts 45lfn coulda bought a new valve I see now for the same price as a kit
