Just wanted to share my experience in case anyone else has this issue. Previous owners installed two Model 22 outdoor frost-free hose bibs. Absolutely lovely for washing the dog. It worked fine for 10 years then started to drip hot from the spigot (not the handles or anti-siphon). The Woodford website has troubleshooting instructions, which are good. I didn't follow them quite as well as I should have and ran into trouble removing the stem. I called Woodford and got great advice from staff there. Seems I really did need to remove the packing and the metal washer before trying to remove the valve stem. Representative let me know that the valve seat gasket is just an 0 beveled washer... available easily at local hardware store. Yippee! Next, the "EPDM Packing". Well, not so lucky on that. It was the old style (probably circa 1990s he said) and it seems to be fibers and wax and probably sealed at the factory with some heat. Woodford is sending me a new one, but in the meantime I just chucked an old rubber washer that seemed to be the right diameter into the gap. It is working! So, easy-peasy. I will replace it with the EPDM from Woodford once it arrives, because the gap is a little too big (my washer was too shallow to fill the space of the packing). But, the water to the house is turned back on and the hubster and I are happy! Hope this helps someone in the future. Cheers!
