My daughter bought a house with a 30 year old leaking gas water heater. It's a minor seep at this point, so no flooding yet. She wants to get it replaced soon. It's a 50 gallon Rheem located in the basement. I don't think there is room for a modern 50 gallon, so she wants to consider adding a mix valve if she has to go with a 40. Thanks for all advice!
