Outside faucet

I have an outside faucet frost proof that only leaks when a hose is attached and there is water pressure. I have replaced the washers on both ends. The strange thing is the water comes from the inside of the stem where the handle attaches not from around nut.

The vacuum breaker may need a rebuild or replacement. If you left a hose on over the winter or the pipe doesn't slope towards the outside, the pipe inside itself may have split, and you'd need to replace the entire thing.

Thanks. It does slope towards the inside of the house. Hose was not attached over the winter and I insulated with a sock. Sounds like a replacement is needed.

A frost free bib should be slightly tilted to the outside so that it will drain. This is why the hose should never be left connected. The actual shut off is on the inside at the end. When properly installed, no water remains inside the valve therefore no insulation is required. If improperly installed, insulation will not help since insulation does not supply heat.

Yes that is very strange. Never heard of a faucet stem being hollow. If it is not hollow it cannot leak inside.
Do you mean that it leaks around the stem? If so tighten the bonnet nut.

If tightening the bonnet nut does not stop the leak around the stem, you may be able to replace/enhance the packing. Post a photo of a side view of your faucet if you need more info.

There are several companies that use hollow stems. It usually is a combination of a spring loaded seat washer that acts as a back flow preventer combined with the atmospheric vacuum breaker. The hollow stem allows ambient air into the sillcock to assist with the anti-siphon function.

Our ball valve 1/4-turn frostproof sillcock uses a hollow stem to connect the handle to the ball valve cartridge - but there is no connection from the ambient air to the interior of our sillcock. more info @ www.quarter-ball.com
