Offset Closet Flange, 45d flange issue.

Guys,

I'm in desperate need of some help guys. My new floor will be installed soon. This is what i'm dealing with. PVC flange with metal ring.



PVC part of flange is very tight on the main pipe, i was thinking to use a 2 piece replacement metal flange then on top spacer to level with new floor. What do you guy recommend?

You can use a flange repair device to hold the closet bolts, such as Superior 21015 or DANCO Model 10672X

I like Tapcon blue screws to mount things to concrete. Others like anchors.

thank you for you quick response. i like the danco solution. now should i fill the hole to the side with concrete and how can i deal with the flange been level since my new tile in higher then the current high of the PVC flange.

Watch the video. You use wax under the blue and above, both. The blue could be above the new floor, or it could be on the concrete with the flooring having a clearance hole that will be hidden. If there is more space than a wax ring fills with enough extra wax to squish into place, use a jumbo ring or two wax rings stacked. If the wax is not formed the way you like, you can mold the wax with your fingers. Wearing nitrile gloves keeps your hands cleaner.

There are several waxless seal solutions that would handle the existing flange being low. Most of them utilize sort of a long funnel. You might look at the Fluidmaster waxless seal after you put on a repair ring to actually anchor the toilet. It will work as long as the top of the flange is not lower than 3/4" from the top of the finished floor.

If you fill in around the existing hole in the slab, while the cement is still wet, you could push in SS screws. If you used hydraulic cement, it hardens up very rapidly.

Number one reason I don't like metal rimmed stool flanges... as pictured above. I ran into the same thing today. A rusted metal flange 1" below finished floor. I cleaned the flange, siliconed, and used four Tapcon anchors to secure the first two shims, 1/4" thick each, into the slab, with silicone between them as well. Then my thick slotted shim/flange, 1/2" thick, on top of silicone on the upper shim, and six more Tapcons into the slab. Now I had a solid flange to set the stool on with silicone between all the layers to prevent sideways seepage if the stool backs up. I used one wax ring instead of the three and a half the previous plumber had used. I also threw away the old 1/4" bolts and replaced them with 5/16" bolts with double nuts and washers.

guys,

I'm back with one concern, now that i have the new tile in with PVC pipe is level to the same height of the floor and using the recommended DANCO Model 10672X, my concern is the black rubber reducing the diameter for flushing and eventually causing clogging very often.


i know i will need to use a wax ring below the DANCO and i will have to drill the holes to secure the flange.
