weird thing happening lately. I've been losing just hot water pressure to the point that there is no hot water running but cold water will run. There will also be a low groaning coming from the pipes when the tap is open. The way I've been temporarily solving the situation is by shutting off the water supply to the (gas) hot water heater then partially drain the tank with a tap open in the basement. Then I close the drain to the tank, open up the water supply to the tank and turn off the tap when i hear the water running. It works fine for a while and then it comes back.
