Highlights because it’s a long post.
tub drains into toilet line - enough vent?
Tub drain is partial blocked by drain collar - is ok?
Does this all need to be changed?
The plumbing in this house has been a little DYI meets WTF and this doesn’t look great to me but maybe it’s fine? I recently gutted a bathroom in my house to update the tile, vanity and toilet. I was planning on leaving the tub and surround. After removing the flooring I grew a bit concerned and checked the tub drain which also looks very odd. The bathroom was in regular use years ago and there were issues. Slow draining and occasionally water backing into tub. There were issues with the septic that have been addressed but the bathroom became a guest bath shortly after. I was updating it because my son was going to move into the room after so the bathroom will be used regularly by a teenage boy. Can I leave it this way? Is there anyway this is normal and ok?
The house is block construction from 1969. The garage was converted in the 1990s is my guess and was definitely not inspected. The current bathroom shares a wall with a closet in the kitchen that was once a 1/2 bath.
Are these issues I have to fix ? How bad is this. I haven’t seen these before and I have seen a lot of bathroom remodels.
The concrete around the toilet flange is cracked where they channeled or whatever they did.
The three fixtures share a 2” copper vent. The vent is around 10” left of center to the toilet toward the sink. Is this enough vent?
The bathtub drain is bizarre the drain collar sits into the drain pipe blocking most of the drain. The clearance from the collar to the bottom of the drain pipe is maybe 5/8”
Moving shelving around on the other side of the wet wall (in the closet that was a powder room) there is what looks like seeping water damage on the baseboard. I originally thought this was from a water cooler that was in there but now I’m not sure especially looking at the damage in the corner. Could this be from a bad drain connection seeping into the slab and up the wall?
If it needs to be fixed I will likely be calling a plumber but I’d like to know what I’m getting into.
