Hello! I live in a new but small condo building in NYC. A 3rd of the building, all on the same lines, intermittently have hot water coming out of our cold line. Most plumbers I have spoken with say it's a crossed line or valve issue. It doesn't happen every day. We notice it maybe a few times a month, sometimes more, some less. In most instances it happens at night, and lasts between 30-120mins. However, there have been moments where it was constant for 1-2 days.

That said, for the first year everyone was complaining the water wasn't hot enough, and everyone requested we raise the temp to 120 from 110. They did, and If memory serves me correctly that was around the time this hot water issue started. I also recall the old super telling me 2 of the 3 heaters were down around this time (don't recall why).

My suspicion, that it's the heaters themselves and not the lines. Mainly because it's so infrequent and there's a history of them not working correctly. It almost seems like there are moments where the heaters get stressed, electronically malfunction and can't regulate the hot water output.

Does that make sense? What other issues could cause this?

2-3 condos per floor, 5 floors, 5-6 of the total 15 units are affected. There may be units affected that aren't reporting issues.

There's no way of knowing without a lot of troubleshooting and investigation. Unless you have access to everything connected to the system I don't really think there's much you can do.

Most times it's a mop sink that hoses that connect the hot and cold together.
