House damaged by fire

Hello everyone.

I have been asked to appraise a house that was damaged by fire. It did not burn to the ground. The contractor will have to rebuild the roof, replace any ruined studs, rebuild the master suite on the second floor, new drywall up and down, paint interior, refinished the hardwood floors, replaces windows ect..
My question is what if any extraordinary assumptions should the appraisal report contain for a situation like this? This is for an in house loan at a local bank.

I have never done an appraisal for a home that was damaged by fire and want to be sure to cover all the bases. I completed an interior and exterior viewing of the home this morning and will try to post some photos next week when I am back in the office.

Any help is appreciated.

independant insurance adjuster could give you a price probebly not cheap I havent been on burnouts but from what i hear its common to paint the rough framing to avoid stink also wasent an insurance compant involved in the fire damage tell the borrower you want to see the insurance report if possible
