You're right - it's a mess. Start with a comprehensive water analysis to see what problems need to be fixed. Post the results here and the experts will take it from there.

Agreed, you must have a proper water test before anything can be addressed. We can guess at what the staining and odors come from, but that is rarely a good way to do it.

Here is a good test that will give enough information to get a proper water quality improvement system designed for you.
