So the P trap on my washer drain keeps siphoning off. Every time the HVAC turns on i smell sewage out of the pipe. It happens as quick as I pour water in the trap.
It’s seems vented well. I also understand the P trap should have been in the wall but 2 late for that.

There isn't any venting for the washer p-trap at all. Of course it's going to siphon itself dry.
Also, the standpipe is too long which also hurts. The p-trap needs to be on the same floor as the washer, not in the crawl space.

The rubber tee will deform soon and become worthless. It's not a fitting that meets any plumbing code.

I see santees on their back on the horizontal line. Those should have been wye or combo fittings. I hope you didn't pay a plumber to do any of that.

So the line coming off the rubber T is going to a vent.
And it was done by a general contractor. It’s too late to put t
the trap in the wall. Any other suggestions?

The pipe going out horizontal from the tee is not a vent.
The contractor that did the work had no concept of how this stuff works.
Did he pull a plumbing permit? No, he did not.

Pipes on the horizontal should grade at 1/4" per foot. That means in 20 feet you lose 5 inches.

we don’t have any permits out here. Or code. Or any type of inspection.
Im just looking for how to fix the problem I have.
So the top line. It’s tied into a horizontal vent that goes to the attic and out of the house. So your saying that’s not vented?

Your trap needs vented. You can't really do it with what you have. The vent needs to be vertical. You can't run it horizontally under the floor. You really need to tear into your wall. An AAV could work, but it'll eventually leak and/or fail. Try an AAV between the two 90's after the trap. And get rid of that rubber fitting.
