Has Anyone Seen a Gas Valve Stick?

I've had water heater pilots keep demanding gas after the flame has been extinguished. When that happens, it's time to replace the gas valve.

    Water Supply PSI

99K and Redwood are referring to situations covered by a plumbing permit. Where a permit has been issued, the 80psi max rule should be enforced. However, there are all those houses (lots of them) built long ago that wallow in limbo because they haven't been subjected to the code process in a...

    Gross smell from shower...

Odors coming from drains are a common problem in many homes. Some people only have the problem when they run water in a drain. The source of the odor is generally a buildup of biofilm on the sides of the vertical pipe running from the drain down to it's trap. This vertical tailpiece pipe can...

    Questionable connection

By your description, I believe the line shown is a trap arm (unless there is a vent fitting on the other side of the joist, before the trap). I don't know about your code, but mine (UPC) does not allow a change of horizontal elevation (other then by fall) on a trap arm.

Thermostatic shower valve - reversed hot/cold

Some manufacturers make reverse cartridges. I'd check on that before I'd redo any piping.

    Pedicure Spa chairs plumbing help

I'll bet that the manufacturer of those chairs has an installation packet included with each chair. I will also bet that somewhere in those instructions is a warning that reads something like this: Stop Consult applicable local codes before installing this chair. That means electrical as...

    Floor Drain

That's what trap primers are for. They also make floor drains with built in back flow preventers which would be a good idea in a basement application.

    P trap height too low?

Generally, as stated above, low roughed in wastes can be attached with tailpiece extensions. Problems arise when you have to notch cabinet floors or shelves to fit the trap. On some pedestal lavs the porcelain on the pedestal is not hollowed out all the way to the floor. With a waste line below...

    Black Specks - AGAIN

Does your water utility use chloramine as it's primary disinfectant? If so, the black specks could be coming from rubber washers, rubber gaskets, or the rubber diaphragm on an expansion tank. Chloramine attacks rubber.

    Redwood pipe guard

Haven't seen curb feelers on a car in quite awhile. My grandfather used to have them on his '56 Mercury. You could put a positive charged magnet on the hose bib and a positive magnet on each wheel of the mower. Have to be pretty large magnets to do any good. Make for good conversation pieces...

Add flange extender or replace the whole thing?

Running it pipe high and cutting it after the finish floor is in place is the best way to insure a proper installation. Having a 3" internal cutter like these from Wheeler Rex makes the job a lot easier. If you can't find #12 SS screws, brass screws are an able substitute. As for your worry...

    Vanity pop-up drain seal leak

In fairness to your plumber, sometimes the bowl indentation has a holiday (gap) or the drain flange might not be ground properly. Too bad he didn't test it before he left.

    Can I re-use them?

I reuse fittings. Why? Because if I don't have the fitting I need on the truck and reusing one saves me a trip to the shop or the supply house, the time scale is on the side of reusing a fitting.

    ftg fittings

The cost more because they don't make very many of them. When the machine is set up to make them, the cost of doing so is spread out over fewer salable pieces. Therefore, there is much less economy of scale when these are produced (as well as stored and distributed), which forces them to charge...
