You want a meter that provides a readout for gas levels. This meter just gives audible tones that indicate a leak or that gas is present.
You already know this....

These meters are very pricey for just a 1 or 2 time usage. I do applaud your effort to find out what is going on, but you will find it cheaper and easier to hire someone with the equipment. Check out local environmental engineers who just love to dabble in this stuff.

BTW: in the immediate area of the vent lent, try to tear out a complete piece of sheetrock. Cut it out if you have to. Not a big piece, just an inch or 2 square will work. See what the color is on the inside of the wall. Just curios...
