In response to Re: Hot water heater dripping
: Our hot water heater has been dripping water out of the long copper pipe onto the concrete basement floor. The water heater is about 5 years old and so is the Therm-X-Trol expansion tank. I lowered the pressure of the water coming into the house but this did nothing.
: A plumber told me that I probably need to replace the T&P valve on the water heater, or replace the expansion tank. Does this sound correct? The T&P valve is only about $5 at Home Depot but I haven't been able to find a price on the expansion tank.
: Which should I try first?
: Thanks

Martha, like you stated the T&P is about $5.00 so it stands to reason most people install them and forget them.

With this in mind I strongly suggest that if your not going to test them monthly (ASME,CS,NBBI) codes then just invest the $5.00 every three years and replace it.

Normally a T&P can be reset by just pulling the lever and letting it flush out for a minute or so BUT a 5 year old should be replaced then it then see what happens.
