Yes, thanks for the reply. There was an upline valve that was partially closed. I think that was the problem.
: You could have a bad regulator, it could be isntalled backwards, the valve ahead of it could be broken or partially shut, or the filter screen could be plugged, for starters.
: : I replaced my regulator after noting that water pressure was 100 psi and couldn't be adjusted. With the new regulator (Watts 25AUB), I now have extremely poor flow rate if so much as a toilet is filling. I cranked the pressure up to 80 psi, but it drops to 10 psi when a toilet is flushed. If the washing machine is filling, forget it! I thought the regulator would maintain close to set pressure with normal water flow through the line. I had none of these problems with the old regulator in the line. Could I have gotten a bad regulator?
