No hot water to the fixtures

I have a small rental mountain cabin that is plumbed with new 1/2 and 3/4 inch galvanized pipe. Because it is fed by a nearbye spring box there is only 5 to 8 pounds of water pressure. The cold water makes it to both of the sinks, toilet and the shower just fine but the hot water is not making it from the propane fired water heater to the fixtures. (the heater is 10 years old but the in and out check valves are new) If I go under the building and break a hot water line at a union the water comes out with small amounts of air. After this the hot water runs fine for the rest of the day but after a 24 hour period of non use, there is again, no hot water delivered to the sinks or shower. I have tryed everything except replacing the water heater. Due to the low pressure is there an air lock forming? What could be the problem? I'm about to go nuts. Please advise.
