In response to Re: Vent pipe

: : : The vent pipe at the rear of my house next to my outside faucet has not emitted anything noticeable for the last 27 years. Just in the last few months water has been dripping out of it - especially after showers and using the dishwasher. What is happening here?

: : John,
: : If you mean the 3/4" relief line for the water heater, then I would say that there is either a pressure build-up, or that the relief valve is getting old. Has the water been too hot lately?
: : Terry

: Terry, thanks for your response. The hot water temp has been erratic lately. Our gas water heater is about 8 years old. Is it worth trying to repair the relief valve as opposed to getting a new water heater?

At eight years, you are nearing the replacement range. Most tanks are between 6 and 12 years. It may be better to replace than repair.
