I am renting a 1912 bungalow in pasadena and today i noticed that when i went to turn off the hose the valve just kept turning and the water didn't shut off. I was able to manage to get it to a trickle and i went out to home depot (as a temporary measure) and bought a brass "Y" with valves on it to sort of shut it off from beyond the bib. Now the faucet is leaking (probably not more than 2 gallons a day) from the valve. Obviously the valve needs attention. And i read that often the entire hosebib does not need replacing but just the washers inside. I am probably just going to have the landlord take care of it but i am now curious as to how one usually fixes this sort of problem. And if it is easy enough i may just take care of it myself.
Any information on fixing this sort of problem would be appreciated.
