If the leaks are near elbows or tees, then the pump is probably recirculating the water too fast.
: I am a licenced plumber working in the seattle metro area. Recently I have had two restaurants in the Redmond area spring multiple leaks in their hot water recirc systems. The buildings are not that old and I see no reason why they would leak the way they do. It doesn't appear to be a bad section of pipe because it happens all over the restaurant. I also checked for electrolysis and I see no dissimilar metal touching. Is there something funky with the water supply in Redmond?
