plumbing architecture

i have a 3 story house(garage, mainl level, and bedroom level) and was planning to add a master bath. the master bath would be situated on the third floor. my question is how would you lay out the pipes for such a project. below my master bath is a living room with a fireplace and the bath would be against the side of my house. some plumbers reccomend raising the master bath floor or adding a soffit in the living room to accomodate the trap(i think. i am not fond of a raised floor or the unsightly looks of a soffit. any recommendations would be appreciated. by the way, this will be all new plumbing.
