: my pressure relief valve (prv) started dripping at a gradually increasing rate - water temperature seems normal (125f) and supply pressure seems unchanged (80psi) - i shut off supply, opened hot water faucet to relieve pressure, and replaced prv with new one. it started dripping in a few days. i had opened it a bit to let most air out while filling after installation. it also started dripping in a few days -i replaced it with 2nd new one- week or so later it pulsed water out vent line after strong water hammer from high flow tub faucet - it now drips at random w/o thermal or press bumps - any ideas? Tom, You should have an expansion tank on this water heater. It may be defective. knock on it and if it has a thud sound it is bad. let a bit of air out and if water comes out instead of air it is bad.Replace as needed. If you don't have an expansion tank get one. Dale's Plumbing Service LMP
