Please Help - Setting tolet in old house with old plumbing

 We saw some floor damage around the tolet so remove the tolet to see. We have to replace the section
subfloor the tolet sits on. Looking up information on setting tolets they all talk about the flange and line
up the tolet with the closet bolts. What is you do not have closet bolts to line up with? I have an old
metal pipe. The bolts for the tolet went in to the floor. What is the best seal I should use with this type
of pipe and what is the best way to set the tolet down? The link is a picture the old floor where the tolet
