Bob, once the handles are removed you need to remove the esch. tube and flange, the tube will unscrew counter clockwise. Depending on what model you have this may one or two pieces. after you have that off you will see either a hex or two flats to put a wrench on. Remove the stem and replace the washers and seats. I would think you would have a "Aquaseal" or "Cadet" model faucet. Be sure to use only original american standard parts. I will put a parts breakdown so you can see exactly what your are looking for.
