Removing/Re-Routing chimney-Natural Gass

Our natural gas boiler chimney, with natural gas water heater exhaust chimney grafted in, is a triple wall (6") that goes straight up through the house and costs me 1/3 of a bedroom closet and a 18" x 24" area of my kitchen. I was told that there is a new item on the market called something like "power flue" that allows one to vent out the side of the home with the aid of a draft fan. Is such a reality? Must natural gas be vented above the home? I would really like to recoup this lost space without excessive cost.
