It is either a bad relief valve, a bad pressure regulating valve if you have one, or a faulty water heater thermostat. Figure out which one before you replace anything or you will spend the money needlessly. : Just returned home to find water pouring out of the relief valve drain tube. Is this a faulty relief valve or do I need to replace the entire 8 yr old water heater?
