Rinnai code 12

Our cabin has a Rinnai R53 tankless heater. It works fine, mostly. If the shower is on and one turns the sink water on, off, on, off, as when doing dishes, the heater throws a code 12. If the shower and sink are both on steadily, there is no problem. What causes the problem when there is a start/stop type of demand? No technician around here in AK seems to have an answer.

It is LP. I think it was installed new two years ago (just visiting this camp, so not exactly sure). It may have had this problem from the start.

Additional note - if the shower is not running then turning the sink on/off/on/off does not cause a code 12 - works fine.

Check the filter, clean the ignitor and call the rep to find a local tech to go over the "annual" maintenance for all Rinnai gas-fired products. If the water is not soft, it should be, then a water-side flush would be in order.

Filter is fine. Water is soft. Don't feel like flying a tech out from Juneau since the heater works fine except for the problem noted. Maybe that could be addressed - does anyone have experience with the symptom - start/stop of additional demand causes heater to throw a code 12?
