So, I am looking for space and relocating the HVAC and water heater is looking like a potential solution.

Is any one aware of some code restriction that would prevent a gas furnace from being installed in a properly insulated and sized lean-to shed attached to the house? With an insulated 36 inch man door of course.

of cource a permit is required to relocate equiptment so contact with building department is nessesary . Im just saying in general an equiptment room addittion on side of house isnt prohibited but there is too many factors requiring your specic issues , set backs , HOA its pretty much endless the possibilities that might restrict or prohibit your plan .
