I am planning on having a new boiler and AC system installed. Both are 18 years old and with the current rebates it seems like a good time to do so. The existing boiler is 130,000 BTU and the AC system is a 5 ton unit. Neither have done a great job at heating or cooling. A HVAC contractor came out yesterday and is strongly suggesting a 4 ton AC unit and 120,000 BTU boiler. If you use the square footage of the home (2,300) I see his logic but the house has very high cathedral ceilings and 9' ceilings in the downstairs bedrooms and bathrooms. There is an upstairs loft included in the 2,300 sq feet. I'm afraid his suggested sizing is too small considering the larger overhead areas. This past winter which was very cold in the Northeast the master bedroom had a hard time getting above 65 degrees at night. On a very hot day in the summer, the house won't drop below 82. The house is 18 years old and has decent insulation. Any ideas?
