We have an offer on a 1950s home that has had 2 water damage claims in the past year (over $36,000). Are there any effective methods to check for hidden pipe problems/condition of pipes? We have read that thermal imaging may be useful. The home inspectors we have contacted have not been helpful. Thanks.

Thermal imaging will only detect WHERE the pipes are if they are a different temperature than the ambient. The main thing to know is WHAT KIND of pipes they are, because some are prone to failures.

You also want to know if these were sewer backups or pipe bursts or what.

Yes there is, cut the drywall.

You know, $36,000 is a lot of damage. What's more, you don't know what was replaced, how much damage happened to the framing (dry rot) and so on.

If I couldn't see behind the drywall, I wouldn't make an offer on such a house.

A camera won't show the inside of the pipe, nor will it tell you where there could be thin spots.

Have the water tested. A low pH indicates an elevated acid level in the water. Acid in the water works on the pores in the copper which creates pin hole leaks. If there is a neutralizer installed, you can bet the pipes are compromised someplace.
