    smelly water I tried the special anode rod but to no avail! I use hydrogen peroxide periodiacally. Turn off water to tank, drain small amount, then add 1 pint of hydrogen peroxide along the anode rod. Ceiling height is not sufficient to remove rod.

    I need to replace the packing and valve seat rubber on a Woodford, model 14, outside hose bib. I am unable to remove the valve stem assembly after removing the packing nut. What do I need to do?
