clogged intake or loss of prime

I am having a problem with my irrigation system not working. The pump seems to run ok but none of the zones are working. The water for the system is taken from a lake and is fed via a 2 inch PVC pipe. The system is about 15 years old and the pump has been replaced once as has the timer. This...

can vanity sink offset use 90degree bend out of wall?

I am installing a double sink vanity in my master bath. The new sink drains no longer line up with the waste pipe in the wall. Can I use a 990 degree bend coming out of the wall to route the drain line along the back of the vanity and have the ptrap face towards the back as well? I know I can...

    tilted closet flange problem..

Thanks again for the quick responses.. The flange itself is PVC. I have seen an 'extended closet flange' when I searched online that is about 6 inches long and 3x4 size which would fit my waste pipe. Since the inside 'collar' of the flange (it is set inside the 4 inch waste pipe) looks to be...

    tilted closet flange problem..

Thank you for the response. I do not have access below the floor without removing part of the tiled floor or ripping out a ceiling from the first floor. I have already replaced flanges in 2 of my bathrooms. One half bath that was on cement slab where the flange was not screwed or even glued...

    tilted closet flange problem..

Hello, While replacing the third (and final) toilet in my house (2 Toto Drakes and 1 Soiree) I found that the closet flange was not screwed to the floor and was tilted about 1/2 in. The back of the flange touches the floor and the front is raised about 1/2 inch. The toilet I removed had been...

Wet ceiling arond AC ' ducts

Thak you for the responses. My house is around 2000 sq feet (1,934 to be exact) under air. The A/C is a 13 seer unit. Is this the 'size' information? (I don't know too much about HVAC as you can see) The house was built in 1993, the interior air handler is the original (RUUD) and the outside...

Wet ceiling arond AC ' ducts

Hello, I live in south Florida and run my AC pretty much year round and have a question about the ceiling AC ducts. All my ceilings around the ducts are wet to the point the paint has bubbled a bit. There is no dripping but the ceiling drywall is quite damp when I removed it. It is only around...

    loose waste pipe/replacing flange questions.

Thanks for help. I just wanted to thank all who responded to my questions. This past weekend I attached the waste pipe to the joists and strapped it down as well. The pipe now has the correct slope and is no longer 'loose'. Now I move on to adding underlayment to get ready for tile. Thanks again.

    loose waste pipe/replacing flange questions.

First off thanks for moving this thread. To determine the 1/4 inch per foot slope, is it valid to set up a 2 foot board (assuming I find a straight one) with a 1/2 inch spacer on one end and then put a level on it. If I then note where the bubble is on the level and then put the level on my...

    loose waste pipe/replacing flange questions.

am I on the correct forum ? I just realized I may have put this thread on the wrong forum, toilets instead of the general plumbing forum.. Is there a way for a moderator to move it? Or is it ok here?

    loose waste pipe/replacing flange questions.

I was able to cut a hole in the sub floor around the waste pipe this morning. The pipe is strapped (metal strap) to a 2X4 that is not attached to the joist. It is long enough that apparently it was resting across 2 joists to support the waste pipe and keep it from resting on the ceiling below...

    loose waste pipe/replacing flange questions.

Looks like I'll cutting some more subfloor out this weekend. I'll remove the existing flange and add a stub while I am at it. Thanks for the help.

    loose waste pipe/replacing flange questions.

I won't be able to tell how or if it is supported without cutting out a piece of subfloor. I was hoping to avoid this since there is no damage around the floor where the toilet was. The toilet has been in use for the 13 years we have owned the house with no problems (at least not yet). I did...

    loose waste pipe/replacing flange questions.

This is a great forum that helped me to redo my half bath about a year ago. Now I am on to my next project and have new questions. I am retiling a master bathroom floor and when I removed the toilet and old tile I found that that waste pipe for the toilet has at least 6 inches of vertical...

Advice on which TOTO, Soiree or Nexus?

Last year I remodeled a half bath and installed an ADA Drake. We have been very happy with the toilet and plan to use either a Nexus or a Soiree in our Master Bath *currently under remodel). I have searched the forum to see if there were any comparisons of these 2 models without any luck. Does...

bathtub removal - what about drain?

bathtub removal - should I remove the drain pipes or cap them? I have removed a bathtub as part of my master bath remodel. This leaves me with the overflow and main drain pipes along with water pipes that I need to deal with before I can patch the subfloor and install tile. What is the best way...

Confused about 1/2 or 3/4 inch valves

Thank you geniescience, jadnashua and peanut9199, I checked the specs on the shower head and hand held and both a 2.5 gpm. I also never noticed any wall noise from the pipes (but as I have aged I notice my hearing is not as sharp as it was - to much Rock and Roll in my younger years) I plan to...

Confused about 1/2 or 3/4 inch valves

Thank you peanut9199 for responding, AS you can tell I am a little lost on plumbing requirements. I plan on running an overhead shower (7 or 8 inch) and a handheld in the shower. Separate volume controls for each. I expect that most of the time only one will be in use. Since each should be...

Confused about 1/2 or 3/4 inch valves

I am going to purchase Grohe valves (1 thermostatic and 2 flow) for my master bath shower remodel. We were looking at 'aquabrass' as I posted in another question, but my wife saw the Grohe 'Allure' style and made her/our decision. I now need to decide on 1/2 inch versus 3/4 inch. I have 3/4...

Opinions on AquaBrass for Master Bath Shower

Hello, I have been lurking for awhile and have just started a Master Bath remodel. (It was a projrct but is fast becoming a 'hobby' :D) So far I have removed the shower and pan, 3/4 of the floor tile and cement board and 3 walls of drywall to the studs. Based on reading this great forum so far...
