ghost flushes the toilet!

The pic shows the type of toilet, it is 5 years old.
several times a day you hear water running for a few seconds.
many days nothing happens.
ghost removal ideas welcome!

It's the black rubber one that lets water into the bowl to flush the toilet. To verify this, put some food coloring in the tank. Let things sit for awhile. You'll likely see colored water in the bowl. If it is really leaking, and you don't check soon enough, it might all end up flushed out. But anyway, if you see any in the bowl, or the tank is clear, you have a leaking flapper valve. Note, some generic ones come with both a ring that fits around the overflow tube and tabs that fit on hooks. Cut the ring out, since you have tabs, or it will warp the thing and not seal well.
